1. Minimum Investment Thresholds
- €800,000: Attica, Thessaloniki, Mykonos, Santorini, major islands
- €400,000: Other regions
- €250,000: change of use & listed buildings
2. Investment Restrictions
- One property only
- Minimum 120 sqm (main areas)
- Exceptions: land, change of use, listed
3. Change of Use
- €250,000 minimum
- Completed before application
- After 05.04.2024
- Existing property
- No size restriction
4. Listed Buildings
- €250,000 minimum
- One property
- No size restriction
- Restoration required before renewal
5. Co-ownership
- Each investor meets threshold
- Spouses may apply jointly
6. Procedural Clarifications
- No encumbrance certificate
- Permit before registration allowed
- Foreign POAs accepted
7. Use Restrictions
- No short-term rental
- No subleasing
- No business use (change-of-use cases)
8. Transitional Provisions
- Previous investments may qualify
- Proof of timing and payment required
